旅游业发展对城市房地产价格的影响研究-以厦门市为例

随着“十三五”规划取得成绩的逐步落实,全国上下沿着习近平总书记擘画的蓝图,推进城市建设呈现蓬勃态势,人民群众的获得感幸福感安全感不断增强。在人民生活基本得到保障的情况下,根植于国民内心的“安土重迁”传统体现得愈发淋漓尽致。房地产价格的上涨成为了阻碍在城市中安居乐业的最后一道壁垒,对过高房地产价格望而却步的人们容易导致社会动荡,不稳定的社会环境会进一步打破经济的稳定发展,因此研究影响房地产价格的因素从而制定针对性应对策略具有重要意义。

厦门市为东南沿海重要的风景旅游城市,旅游业蓬勃发展的同时房地产价格也居高不下。本文以厦门市为例,基于厦门市1999~2018年的各项数据进行多元线性回归分析,研究各项旅游业发展指标对于房地产价格的影响程度,发现旅游业的发展一定程度上会使得房价上升;但同时房价还受到各种法律和社会人文等因素影响,且限制旅游业的发展来抑制房价的不合理上涨,显然是本末倒置的行为。因此抑制房地产不合理上涨的措施应该从源头入手,通过加强政府干预,调控住房需求,宣传正确住房观念,把握住房居住属性来实现。

As the achievements of the 13th Five-Year Plan have been gradually implemented. The whole country, along with the blueprint outlined by General Secretary Xi Jinping, has been pushing forward urban construction with a momentum of prosperity and people’s sense of happiness and security have been enhanced. With the people’s livelihood basically guaranteed, the tradition of “attached to the land and unwilling to move” rooted in the hearts of the people has become more and more vivid. For most people, the real estate prices become the obstacles to a good and prosperous life in the city the last barrier. High real estate prices upset social order and will further break the stable development of economy. Therefore, it is of great significance to study the factors affecting real estate prices and formulate targeted response strategies.

Xiamen is the important tourist city landscape along the southeast coast with booming tourism industry as well as high real estate prices. This article takes Xiamen city as an example, based on the data from 1999 to 2018 to establish a multiple linear regression model to study the extent and magnitude of the impact of various tourism development indicators on real estate prices. The results show that the development of tourism will increase housing prices to a certain extent. The housing prices, however, are also affected by various laws, social and cultural factors. Restricting the development of tourism for the unreasonable rises in housing prices is obviously irrational. Therefore, measures to restrain the unreasonable rise of real estate should start from the source by strengthening government intervention, regulating housing demand, propagating correct housing concepts, and grasping housing properties.
